Fall Home Staging Tips that Get Your Property Sold

The trees turn beautiful autumn colors, everyone’s enjoys apples straight from the orchard, the days get cooler….there’s a million ways to enjoy autumn in the Midwest.  There are also many ways to use the season to sell your home.  While fall isn’t always the first season that comes to mind when putting your home on the market, it is an ideal time of year for selling your home—and using the feel of the season when staging your home for the sale.

Keep your outside as neat as the inside

While it’s going to feel like an endless chore, rake and pick up your leaves.  Though you can’t plant flowers, keep your flower beds clean. Mow your lawn and replace the bulbs in your exterior lights.  Power wash the exterior of your home, and do your best to keep your exterior neat—and as clean as the inside of your home.

Don’t be afraid to use the decor of the season to create an inviting entryway that potential buyers want to come in.  This advice comes with a word of caution: don’t over do it—you don’t want to scare buyers away.  To find out if you’ve created that “just right” amount of fall décor, ask your realtor for their opinion on your curb appeal; a knowledgeable realtor can tell you based on their experience.

Make your home feel cozy

The (slight) smell of pumpkin pie or cookies just out of the oven.  Cozy afghans draped over the couch. A fireplace ready to go (not lit).  Make your home feel comfortable and cozy—a place potential buyers look forward to relaxing on a cool fall evening. Just as with your autumn curb appeal, moderation is the key.  Too many scents can trigger your potential buyers’ allergies, leaving them running for the door—not staying in and envisioning your home as their home (what you want!).

Keep your home clean

Once your buyers have passed your neatly-kept exterior, keep that good impression going inside.  Put rugs by the door to keep the water, leaves, and gravel off your floor.  Deep clean your bathrooms and kitchen.  Declutter your rooms so they feel bigger (fall decorations included-remember moderation) and leave your buyers with a positive impression—as favorable as the autumn scenery out the window.
