6 Tips for Putting Your Home on the Market Over the Holidays

Home buyers this time of the year are serious about their search (they must be to take time away from buying gifts, right?).  Internet searches surge during the holidays because people have more time on the computer, phone, and tablet.

One of the most compelling reasons we’ve seen in our local neighborhoods is a lack of competition.  Home inventory in our area tends to be low around the holidays, giving your home valuable showing time with motivated buyers—showing time that you can make positive with these holiday home selling tips.

Make sure your walks are clean before a showing.

We all know how brutal Wisconsin winter weather can be.  As cold, snowy, and windy as it is, make sure your driveway and sidewalks are clear for potential buyers.  Not only do buyers appreciate a clear path to the door, a snow-filled sidewalk can send a message to buyers that the home is not well-maintained and may give buyers the impression that they can offer less.  Most importantly, if buyers can’t get to the door, they are not going to be able to see your wonderful interior.

Create an inviting holiday home.

Just because your home is on the market doesn’t mean you shouldn’t deck the halls.  A little bit of holiday decor goes a long way when staging your home for potential home buyers.  In addition, make sure your home smells pleasant (like the smell of baking cookies), but not too pleasant.  You don’t want your odor to be so strong that potential buyers have a allergy attack or think you’re trying to hide a problem.

Make those decorated rooms feel bigger.

Before you put your home on the market, de-clutter your home as much as possible.  While you are trying to create a cozy home, make sure your rooms don’t feel so cozy that potential home buyers think your rooms are small.  Pick up any items that take up valuable floor space, and do a quick inventory of your furniture.  Too much furniture in a room can make the room feel smaller.  If you feel that a large amount of furniture is in a room, put any “extra” furniture in storage.

Use holiday decorations to showcase your home.

If you have any features of your home that you want to show off, use decorations (decorations that won’t do damage) to accent them.  Show off a beautiful fireplace with a few (not too many) stockings.  For a beautiful archway, make potential buyers notice with a sprig of mistletoe.

Set a fair price.

One of the largest motivators in home buying is a fair price, set your selling price for your home carefully for a quick sale.  To find out what a fair price for your property is, contact an experienced real estate agent (who knows your area) to come and tour your home.  They can give you a fair assessment of your property, and make recommendations that can give you the ultimate holiday gift: a quick home sale.

Ask for 24-hour notice for any showings.

The holidays can be a hectic time of the year.  Make your life easier by requesting 24-hour notice before any showings, and use these tips to get your home ready for a showing quickly when you get a call.  Your realtor can give you other tips that’ll get you and your home in the holiday mood.
