5 BIG Tips that Get Your Home Sold This Winter

home with clean walk ready for home saleWhen it comes to selling your home, winter is rarely the first season that most home sellers choose.  But when winter is the right (or only) time to sell your home, it’s time to use all the possible tools and tricks at your finger tips to get your home sold—and sold quickly.

Clean your walks and driveway.

This may sound obvious, but it’s important.  If you want potential buyers to fall in love with your home, you need to give them a clear path to the door (clear of slippery ice too).  Show potential buyers how well you take care of your home by cleaning the walks and other areas you want to showcase, such as your deck, patio, and any outbuildings.

Don’t neglect your curb appeal.

We know it’s winter.  We know it’s cold and dreary.  But that doesn’t mean you should completely neglect your curb appeal.  Keep your home’s exterior clean and dress it up with décor that shows off key features.  Don’t overdo the decorations; it can make your exterior features look small and cluttered.  Adding color to your home can also brighten and draw buyers in.

Set a fair price.

Winter is an ideal time to list your home because winter buyers are motivated.  If you want to get their attention, an overinflated price is not going to get them in the door.  That doesn’t mean you have to list for bottom dollar, but it does mean you have to list at an attractive price.  You can read about setting a fair home sale price here, or you can get to the number by asking your real estate agent for their recommendation (a home walk through and assessment is free, just ask). If they are experienced and local, your agent should be able to give you a price that works for you and attracts winter buyers.

Make a warm (and bright) impression.

Once your buyers walk through the door, warm them up.  Make sure your HVAC system is working well (a pre-listing inspection can help with this), and creates a warm welcome. Make sure your home smells nice, but don’t overdo it.  You don’t want to trigger your guests’ allergy symptoms or make them think you’re trying to cover up a problem.

Clean and de-clutter your home. 

Make sure potential buyers want to stay in your home (and pay top price).  Deep clean your home so potential buyers aren’t running from the house, screaming about a disgusting tub or your gross toilet.  De-clutter rooms so they appear larger and so buyers can picture their items in their new home—just as soon as they make an offer.
